What is it like to live in Stevenson Ranch?

Stevenson Ranch sits on the west side of the 5, tucked against the hills, and it has a feel that is a little different from the rest of the valley. It is calmer and more uniform. The homes were built in organized tracts from the late 1980s through the 2000s, the common areas are kept immaculate by the associations, and the streets are cul-de-sacs and gentle curves rather than through roads. Kids walk to school on the paseos. Families are out on the trails above Pico Canyon on weekend mornings. Residents on Nextdoor use the words quiet, clean, safe, peaceful and well maintained, and after years of working here I would add that it is one of the most consistent communities I know. What you see on the first visit is what it is like every day.

It is home to roughly 17,600 people across about 46 neighborhoods, 39 of them north of Pico Canyon Road and seven to the south. Because it is unincorporated Los Angeles County rather than part of the city, services come from the County Sheriff and County Fire, and the community runs its own transit routes through an agreement with Santa Clarita Transit. In day-to-day life, it functions as part of Santa Clarita, and most people never notice the distinction.

What do homes cost in Stevenson Ranch?

Stevenson Ranch is one of the higher-priced communities in the valley, and it has earned that. Recent data puts the median sale price around $1.16 million, up about six percent from a year earlier, and single-family sales in the 91381 ZIP code have run higher when the mix leans toward the larger homes. The community offers a clear ladder. Two-bedroom townhomes and condominiums start around $400,000. Established single-family homes in the older tracts north of Pico Canyon trade from about $800,000 to $1.2 million. Larger homes on view lots and the newer tracts along the hills run from $1.2 million to $2.5 million.

Homes here sell well when they are presented well. Buyers come to Stevenson Ranch with a specific list, usually the schools and the commute, and they are comparing you to a handful of similar floor plans. My listings in this community lead with professional photography and video and a written plan before the sign goes up, because the difference between a good result and a great one is usually the first two weeks.

What should I know about HOA and Mello-Roos here?

Almost every tract in Stevenson Ranch has a homeowners association, and it is worth understanding what yours does. In most single-family tracts, the association maintains the slopes, the paseos and the common landscaping, which is why the community looks the way it does, and dues are moderate. In the townhome and condominium tracts, dues are higher because the association also maintains exteriors and roofs. A large community pool or clubhouse was part of the original plan and did not get built, so many families add a pool at home, and the community pools that exist belong to specific tracts. I request the HOA budget, reserve study and rules during your inspection period so you know how the association is run.

Mello-Roos is a tract-by-tract question. Stevenson Ranch was built with community facilities districts, and where the special tax still applies it runs roughly $1,800 to $3,000 a year. Many of the original bonds have already been paid off, especially in the older tracts, and some newer tracts still have years left. I pull the exact figure and the end date from the tax bill for any home we consider, so the monthly cost you are comparing is the real one.

What are the schools?

The schools are the reason a lot of families choose Stevenson Ranch, and they are inside the community. Pico Canyon Elementary and Stevenson Ranch Elementary, both in the Newhall School District, serve most addresses, with Oak Hills Elementary serving some homes near Westridge. Rancho Pico Junior High and West Ranch High School, both in the William S. Hart Union High School District, are just south of Pico Canyon Road. All four are award-winning campuses, and the fact that children can walk to school on the paseos without crossing a major street is something residents mention constantly. College of the Canyons is five minutes away.

How is the commute?

For anyone driving into the city, this is the best-positioned community in the valley. Stevenson Ranch Parkway and Pico Canyon Road put you on the 5 within a few minutes, and from there it is a straight run to the San Fernando Valley, Burbank and downtown. Off-peak, downtown Los Angeles is about thirty minutes, and rush hour is closer to an hour. The Newhall Metrolink station is about ten minutes away for the train. Many residents also work locally at Henry Mayo, the college or the Valencia business parks, and for them the commute is under fifteen minutes.

What is the lifestyle like day to day?

Stevenson Ranch is built around the outdoors. Pico Canyon Park is the community’s gathering place, with fields, playgrounds and the trailhead for hikes up into the hills, and the views from the upper trails take in the whole valley. The paseos link the neighborhoods to the schools and the parks. The Stevenson Ranch Parkway centers and The Old Road give you groceries, coffee, a gym and a handful of independent restaurants that residents are loyal to. Valencia Town Center is ten minutes away for bigger shopping, dinner and movies, and Six Flags Magic Mountain is right up the freeway. It is a car-oriented community for errands and a walking community for everything else, and most people find that balance suits them well.

Who is Stevenson Ranch right for?

Families relocating from Los Angeles who want top schools, a quiet street and the shortest possible drive back to the city. First-time buyers who want a townhome in a community that holds value. Move-up buyers who want a view lot or a newer floor plan. And anyone who wants a home that is easy to own, with an association keeping the neighborhood looking the way it did the day they moved in. If Stevenson Ranch is on your list, tell me your budget and your commute and I will show you the tracts that fit, including a few that most buyers overlook.

What people love about Stevenson Ranch, and what to plan for

  • Daily errands mean a short drive to the Stevenson Ranch Parkway centers or Valencia, which residents consider a fair trade for the quiet
  • It is one of the higher-priced communities in the valley, which is part of why it has held value so well

Taxes, HOA and insurance in Stevenson Ranch

Stevenson Ranch is a master-planned community, so most tracts have an HOA that maintains slopes, landscaping and, in some collections, shared amenities. Dues vary by tract and are highest in the townhome and condominium neighborhoods where the association also covers exteriors. A number of tracts were built with a Mello-Roos special tax through the community's original facilities districts, roughly $1,800 to $3,000 a year where it still applies, and many of the older bonds have already been paid off. I pull the tax bill for every home we consider so you see the exact amount and the year it ends. Property tax is otherwise the standard Los Angeles County rate. Stevenson Ranch is unincorporated, which means the County Sheriff and County Fire provide services, and in day-to-day life it functions as part of Santa Clarita.
