The process
How buying with me works
Five steps from the first call to the keys. I handle the details at every one of them, so you always know where things stand.
-
01

Budget, timing, must-haves and the neighborhoods that fit. Thirty minutes, no pressure.
-
02
Pre-approval
A local lender who can close in Santa Clarita, and a clear number before you tour.
-
03
Tour with intent
Fewer homes, better homes. I pre-screen for HOA, Mello-Roos and insurance issues first.
-
04
Offer and negotiation
Terms, not just price. Contingencies, credits and timelines structured to win without overpaying.
-
05
Escrow to keys
Inspections, appraisal, disclosures and a weekly written update until you have the keys.

Questions people ask
Do I pay my agent as a buyer in California?
Compensation is negotiated in your buyer representation agreement before touring. I walk through it on the first call and put it in writing.
How much do I need for closing costs in Santa Clarita?
Plan for roughly 2 to 3 percent of the purchase price on top of your down payment, depending on lender fees and prorations.
What is Mello-Roos and does every home have it?
It is a special tax that funds infrastructure in newer developments. Many Valencia, Saugus and Canyon Country tracts have it; older Newhall and parts of Canyon Country do not. It is listed on the property tax bill.
How long does it take to close?
Thirty days is typical with financing. Cash can close in two weeks.
